Residential real estate architects report business conditions have seen the most improvement since the beginning of the housing downturn
The luxury Tucson real estate market is looking up. Top architects in the luxury residential industry are reporting that business is growing, particularly when it comes to additions to existing homes. New home sizes are beginning to turn around as well, according to a recent article published by The American Institute of Architects, particularly for custom and luxury homes. Architects say using space more flexibly and making homes more suited for an aging population are key considerations when designing homes today. Recently there has been growth in certain property enhancements like low-irrigation landscaping due to the popularity of outdoor living.
Key findings from the 2012 first-quarter AIA Home Design Trends Survey prove that market conditions, including the Tucson real estate market, are the best they have been since the beginning of the housing downturn. Residential architects are receiving better business leads and firms are reporting the strongest growth in six years. Improvements to existing homes continues to be the strongest sector of business right now, however new construction sectors for luxury and custom built homes are developing stability as well. Most importantly, market conditions are showing improvement in the Tucson real estate industry as well as in each of the major regions of the United States, meaning a broad-based recovery is currently underway.
The size of new homes was steadily increasing year after year, especially during the housing boom. In 2006 this trend came to an end and sizes remained stagnant for five years. But in 2011, there was a modest increase in the share reporting houses were getting larger. The 2012 survey showed an even larger increase in the size of new homes.
When it comes to home layout trends, in-home accessibility is hot right now. Features that appeal to as broad a population as possible such as wider hallways and fewer steps are increasing in popularity. The majority of architects surveyed feel that ramps, on-grade entrances, and other features that allow better access into and out of the house are also a growing trend. Finally, open space layouts and flexible floor plans are in high demand in contrast to separately enclosed rooms. The formal living room may soon be a thing of the past as more than half of respondents reported that informal space in increasing in popularity.
It is clear from the 2012 survey that homeowners are continuing to pursue property enhancements with outdoor living space becoming an ever increasing new home feature. This includes covered outdoor space and outdoor rooms. Residential architects agree that the trend showing the most growth in this department is low-irrigation, low-maintenance landscaping.
